GRAVESEND LANDLORDS - MORE LEGISLATION is coming! 
 
Carbon monoxide alarms will become mandatory in all rented properties where there is a gas boiler, not just solid fuel, from the Autumn of this year. The exact date is yet to be confirmed, however the recommendation is to prepare now.

THE STATS

Tenant – Found by the landlord through a friend of a friend whilst refurbishing their rental property.

 

WHAT WE DID

We were contacted by the landlord who had found their own tenant.  They were not confident with the compliance surrounding the private rented sector and rightly so were worried about getting something wrong which may have an impact on them later down the line.

They weren’t 100% sure on what paperwork was required, what checks they could do on their tenants and the laws governing the private rented sector. We arranged an appointment with them to run through the obligations. We conducted thorough tenant referencing, arranged all required safety certificates, prepared an Assured Shorthold Tenancy Agreement, registered the tenants deposit with the DPS and carried out a formal ‘check in’, ensuring all legal notices and documents were served, signed and witnessed prior to the move in.  

 

THE RESULT

An extremely happy Landlord that can now sleep at night knowing she’s done everything correctly and an extremely happy tenant living in their new home!

Gravesend Landlords – Don’t suffer from sleepless nights!

Research by Direct Line Business Insurance has found that one in five (22%) of landlords admit they have suffered from sleepless nights as they look to get to grips with regulatory changes.

Landlords are most commonly stressed and anxious by licensing scheme changes (16%), the possibility of health and safety regulations (15%), green regulations (13%), and smoke and carbon monoxide alarm requirements (12%).

36% of landlords think it’s difficult to cope with the speed of change, while 27% wouldn’t know where to start when it comes to understanding regulation…. que M&M!

Rightmove's School Checker gives you access to admissions criteria and academic inspection reports for primary and secondary schools across Great Britain. Now on every property, School Checker lets you discover previous admission areas and most recent Ofsted ratings to easily compare schools.

 

Once you click through into a home there is a link further down the page which will show all of the schools in the local area which can be great when selecting the exact areas you are considering in Gravesend and Northfleet.

If you are renting a property in England you need to complete right to rent checks on tenants. The Home Office released an important update to view and prove status share codes yesterday which impact those tenants who share a code to allow you to view and prove their 'right to rent' a property.

 

The changes are around whether you are checking the 'right to rent' or 'right to work'.

 

The changes affect share codes provided by tenants for the purposes of a digital right to rent check. Individuals using View and Prove must select one of three options for sharing their immigration status:

·  To prove their right to rent in England

·  To prove their right to work in the UK

·  For another reason

Each share code can only be used for the purpose it was originally selected for. For example, a share code generated to prove an individual's right to rent in England can only be used in the 'View a tenant's right to rent in England' online service. If the same code is entered into the 'View a job applicant's right to work details' service, the share code will not work.

 

What are the changes?

All share codes now begin with a letter denoting the purpose it can be used for:

·  'R' - this will indicate that the share code has been generated by an individual to evidence their right to rent.

·  'W' - this will indicate that the share code has been generated by an individual to evidence their right to work.

·  'S' - this will indicate that a share code has been generated for another reason other than rent or work.

This will enable landlords, letting agents and tenants to be confident that the correct share code has been generated, and avoid confusion when using the services.

 

On receipt of the share code, landlords and letting agents should continue to use the 'View a tenant's right to rent in England' online service.

 

The validity period of share codes has been extended from 30 to 90 days. This means that, from 17 February 2022, any new share code generated via any part of the Home Office online service can be used for 90 days.
